How long does a typical home renovation take?
Kitchens 4–6 weeks, bathrooms 3–4 weeks, single-room extensions 8–12 weeks, full-house renovations 12–20 weeks. Every project gets a written milestone schedule before work begins.
Do you handle the design and approvals, or do I need an architect?
Both options are fine. We work directly with your architect and certifier, or we can introduce you to designers and draftspeople we trust if you don't have one. For straightforward renos we can prepare DA/CDC drawings in-house.
How are payments structured?
Standard NSW HIA fixed-price contract — 5% deposit (capped under HBCF), then progress payments on completion of agreed milestones (frame, lock-up, fix-out, completion). No surprise extras unless you change the scope.
Can I stay in the house during the renovation?
Often yes for single-room or bathroom-only jobs. For full-house renovations or kitchen replacements, most clients prefer to move out for 4–8 weeks. We'll discuss it on the site visit.
What's included in your fixed-price quote?
Everything documented in the scope — labour, materials, all subcontractors (electrical, plumbing, tiling, glazing), site protection, rubbish removal, certifier fees, and HBCF insurance. Only PC items (tapware, tiles, appliances) are budgeted as allowances against your selections.
Do you offer Home Building Compensation Fund (HBCF) insurance?
Yes — required by NSW law for residential work over $20,000. Included in every quote so you're covered for incomplete or defective work.
Are you licensed and insured?
Yes — NSW Builder's Licence 393831C, MBA NSW member, full public liability and workers compensation.
