How long does it take to install a new floor?

Most rooms (15-30sqm) take 1-3 days for hybrid, vinyl or laminate. Hardwood with sanding and sealing typically takes 4-7 days including drying time. We'll give you a clear timeline in the quote.

Can you sand and polish my existing hardwood floor?

Yes — if the floor is solid hardwood and the boards are thick enough (most are). We sand back the old finish, repair gaps and damage, then re-stain and seal. Floors usually look better than new.

What's the difference between hybrid and vinyl plank?

Hybrid is a rigid composite core with a wood-look top layer — very stable, water-resistant, scratch-resistant. Vinyl plank is fully waterproof and softer underfoot. Both are great in living areas; vinyl wins in wet rooms.

Do you handle the underlay and skirting too?

Yes. We supply and install acoustic underlay, scotia or skirting trims, stair nosings — the whole floor system, not just the boards.

How much does flooring cost per square metre in Sydney?

Hybrid and laminate from around $80–$140/sqm supplied and installed. Hardwood from around $180–$320/sqm. Sanding and polishing existing timber from around $50–$80/sqm. Quotes are always written and fixed.

Do you offer a warranty?

Yes — manufacturer warranty on materials (typically 25-50 years for hybrid and hardwood) plus our workmanship guarantee on installation.

Which timber and laminate brands do you install?

We install all major brands — Boral, Quick-Step, Kährs, Godfrey Hirst, Premium Floors and Hurford. Hardwood (blackbutt, spotted gum, ironbark), engineered oak, hybrid (SPC/WPC), laminate AC4-AC5, vinyl plank and luxury vinyl tile. We'll recommend a board to suit your sub-floor, sunlight and traffic.

Can you install over my existing tiles or floor?

In many cases yes — engineered timber, hybrid and laminate can float over a flat, dry tile or concrete subfloor with the right underlay. We assess the subfloor on the site visit and confirm before quoting.

How long does a typical floor take?

A 60–80 m² area is usually 2–4 days for engineered/hybrid/laminate and 5–7 days for solid hardwood (including sand & finish). Stair nosings, scotia and tricky transitions can add a day.

Do you offer sanding and polishing of my existing floor?

Yes. Full sand & refinish on existing solid timber including dust-extracted sanding, gap filling, edging and a 3-coat water-based or oil-based finish. Two days drying between coats.

Do I need to move all my furniture?

We can quote with or without furniture removal & reinstatement. If you'd like us to handle it, just tick the box on the form.

Are you licensed and insured?

Yes — NSW Builder's Licence 393831C, full public liability and workers compensation, and a Modwood Certified Installer.
